$1.3 million homes in Petaluma pocket neighborhood offer sustainable living in style

The just-completed Keller Court Commons has eight homes, each with a spectacular view of Sonoma Mountain and all within a few blocks walking distance to Petaluma's historic downtown.


Keller Court Commons is as unique as its developer Jim Soules, a pioneer of pocket neighborhoods on the West Coast who first developed a small group of homes sharing a communal setting—an intimate neighborhood-within-a-neighborhood—in the Seattle area.

It was in 2012 that Soules returned to the Bay Area and came upon the unique view property in Petaluma that inspired him to recreate his successful pocket neighborhood approach. "This project is unlike any other our firm has tackled. Each of the building sites was approached with the view in mind," says Lynch. "The ability to afford privacy and community was paramount. Jim Soules spared no expense when it came to the materials used for both the interiors and exteriors of these homes."

Quality materials include porcelain countertops and imported tiles, as well as polished aluminum window casings, Galvalume roofing, and real cedar siding—all materials known for their ability to withstand the elements. Each house also has 3k photovoltaic systems to reduce individual energy costs, as well as hydronic in-floor heat.

"This is such a unique opportunity for living in a community that promotes neighbors being neighbors as well as security. We provided each home with an inviting covered front porch and a smaller yard area where homeowners can express themselves in their own way," says Soules. "Walkways to and from homes and common features allow opportunities for homeowners to share a 'hello.' There is a sense of security in knowing who your neighbor is and that has been a motivating factor in several of our buyers."

Shared common areas include a playful building where owners can gather either collectively or independently to entertain guests, as well as a bocce court and grounds filled with colorful flowers and artistic pieces.
